Advice for buyers
in order to make the best purchase.
- Determine your needs. For example,
what type of property do you need?
- What price range can you afford, keeping
in mind your budget, monthly mortgage
payments and total costs including taxes,
electricity, maintenance, repairs, heating,
insurance, etc.
- Obtain a pre-approved mortgage to
save a lot of time.
- Figure out where your target area
is. The area in which you would like
to invest or settle.
- When visiting a property do not show
too much enthusiasm. Sellers will notice
this interest and may be less likely
to negotiate (keep a poker face);
- Make sure you are aware of the actual
state of the property (ex. Very good,
good, medium, or poor). This will give
you an idea of the short and long term
costs associated with protecting your
real estate investment. Or, how much
will it cost you to bring the property
up to your liking/taste?
- Don’t be in a hurry to buy. Wait for
the right moment/opportunity;
- Know a good opportunity when you see
one, and not pass up a good deal;
- Do not be afraid to
make an offer that others may consider
low or even ridiculously low (without
making it an insult). You never know
how motivated the seller is.
